Self-perform SABS scope: foundation, LÏEF Block foam framing, SABScrete application; subbed scope: plumbing and electrical plus finish allowances — all rolled under Armstrong Construction Group as GC of record (ROC #339747). Bid $194,750 all-in ($190/SF midpoint of $180–$200/SF): $163,930 direct + 8% GC + 10% OH&P. Roof priced as gable-as-drawn even though it may shift to flat/lean-to.
