Work Scope
LÏEF is producing a preliminary all-in bid for a new 600 SF / 2BR+2BA detached ADU on a flat alley-access lot in central Phoenix. ADU build scope: SABS foam-panel envelope + SABScrete coating, slab-on-grade foundation, complete plumbing/electrical rough-in and finish, builder-grade finish allowances (roofing, HVAC, windows/doors, drywall, flooring, cabinets, paint, fixtures). Demolition scope separate line: existing 312 SF carport, block wall portion + gate removal, utility relocations off existing main house. Site improvements (new 8' CMU wall, fencing w/ rolling vehicle gate, gravel parking) excluded from ADU bid and offered as optional separate owner allowance ($15K), consistent with Chandler + Leatham precedent. Preliminary: $135K ADU + $16K demo = $151K all-in at $219/SF UR / $252/SF livable. Range $121K-$181K at concept ±20%.
